Ok, first of all there were 453 sales in December and new listings, 480. Overall inventory sits at 2,557 for the end of December. Those are perky sales for December, considering we sat with sales of 239 last December! Now to the extremes!
The highest priced sale was 8100A McPhail Road in Central Saanich. It's original price tag was a hefty $7,695,000 but it sold for a mere $5,550,000. The high end market of course feels the brunt of global economic turmoil substantially more than most properties. 8200 sq ft of luxury on a 27 acre lot.
The cheapest house (no stratas included here) to sell on the MLS system in December was in Shawnigan Lake area, for $299,900, just a smidgen under 300K. A bargain with approximately 1990 sq ft of space on a 7200 sq ft lot. Not bad!
The biggest house was again McPhail Road and the biggest lot was again McPhail Road. The glutton of all space and size, the biggest of the big this past month of December, McPhail Road wins them all!
The smallest house to sell was a cabin of 200 sq ft - a bit of a sardine container located on Salt Spring Island, 671 Beaver Point Road. No worries if you get cabin fever with this one. It sits on 10.4 acres of forested landscape - hey! Maybe you could build your own colossal castle here!

For the month of November the most expensive house to sell on the Victoria Real Estate Board's MLS system was 10672 Madrona Drive in Deep Cove. Alas it was not the largest but only a mere 3433 sq ft on 1.38 acres. But that buys you a beautiful sunset and oceanfront!
The cheapest house to sell on VREB's MLS was at 9917 Cedar Street in Chemainus. (Yes you will have to travel a bit to find "cheap" on the island!) It sold for a mere $279,000. And hey! It's not the smallest at 2043 sq ft, you've got not much less space than the millionaire's who purchased the Madrona house!!
Ok, the biggest lot (with a house on it) sold for $587,000 and it was a 10.12 acre property. 1040 Matheson Lake Park Road in Metchosin wins this prize! Amazing how much land you can buy for a reasonable price in Metchosin.
The smallest house was located on Regina Avenue, but although a minute 544 sq ft, it raked in $305,000! See what adding a little value can do!
The biggest house was in the uplands at 3355 Norfolk Road and it rang in $2050000 for its spacious sprawling 5260 sq ft.
So there you have it! The extremes on the VREB MLS in November. Stay tuned for more odd sales in December! | |
